The Solicitor and the Solicitors Role

The solicitor is responsible for arranging the conveyancing for your property. The job can be lengthy and time consuming, but don't get frustrated! It is imperative that the legal work is carried out perfectly. The solicitor is responsible for:
  • Ensuring that the person selling you the property has the legal right to do so
  • Researching the property boundaries and obtaining local searches to ensure that there are not any new developments of roads etc that could affect the property value
  • Preparation of Fixtures and Fittings lists to ensure that anything being left in the property is to be included in the purchase price - i.e. carpets, light fittings, curtains etc.
  • Asking the vendor if they are aware of any defects to the property, structural or otherwise
  • Informing you of the terms of your purchase via the draft contract
  • Arranging a completion date
So, once the bulk of the legal work has been done, you are ready to exchange contracts!
